Property Management with a difference. You maintain FULL control of your property, you decide who you rent your property to. You set and collect the rent. So what do we do?
- undertake a Full HHSRS Property Assessment and Report following HHSRS guidance, this will be undertaken by an Assessor with over 12 years experience of working within Local Authorities Housing Standards Teams. (usually £60-£100)
- undertake a Fire Risk Assessment. (usually £60-£100)
- ensure you are complying with HMO Management Regulations if required, including checking fire doors, smoke detection, fire control panel and the fire escape routes every three months. (you only pay for the associated service charges and are under no obligation to use our contractors)
- we are the first point of call for your tenant when reporting housing problems (priceless)
- check and reissue as required any Tenancy Agreements. (usually £60-£80)
- check your tenants right to rent a property
- arrange for the annual Gas Safety Certificate to be undertaken by a Gas Safe Registered Engineer (you only pay for the certificate)
- ensure an there is an up to date Energy Performance Certificate EPC (you only pay for the report)
- we can arrange for an Electrical Condition report to be undertaken (you only pay for the report)
- arrange for and undertake property visits every 3 months to check the condition of the property and advise you of our findings
- we have a team of qualified associates consisting of plumbers, electricians, decorators, cleaners, joiners, heating engineers and quality reliable builders who are able to provide quotes for their services. (you are under no obligation to use any of our contactors. You can arrange for repairs yourself)
- we act as key holder (priceless)
- we will serve Section 8 or 21 Notices on your behalf should you want to regain possession of your property
- we do not charge your tenants any fees whatsoever (no set-up fee, no tenancy renewal fee)
- we can attend Court on your behalf if it is necessary to seek a Possession Order (there would be a charge of £120 for this service)
- you have full control of your property, with the knowledge that we are protecting your interests and ensuring your are fully aware and complying with your legal requirements
- full access to a Qualified Housing Standards Enforcement Officer offering expect advice
So all this looks good but how much will it cost? Only 10% of the rent on a twelve month contract
